01 & 02 Kitchen Stack Re-Pipe Update
As most of you are already aware, the Board has contracted Proform (construction management) and ProTec (plumbing) to complete the re-pipe of the 01 & 02 kitchen stacks. We recently had a productive walkthrough with both vendors and Board members to review the scope and timeline. The project is tentatively scheduled to begin on Monday, August 11th and is expected to take approximately two weeks. A detailed schedule will be provided once the vendors have finalized logistics and access needs.

Storage in Parking Spots
This is a friendly reminder regarding the parking space storage rules at Bellefontaine:
No items may be stored in the parking spaces except for:
- Up to two uncovered bicycles
- One utility cart
- Items necessary for physical needs, such as walkers or mobility aids
In addition, if you store surfboards, they must be securely hung underneath the storage unit located at the front of your parking space.
Please note: Residents found to be in violation of these rules will receive a violation letter in accordance with community guidelines. We appreciate your cooperation in helping maintain a clean, safe, and organized parking area.
Garage Gate Painting
ProTec will be painting the upper and lower garage gates. This work has been divided into four sessions taking place on Wednesdays from 11:00 AM to 2:00 PM.
During these windows, access to the designated garage will be restricted—vehicles and pedestrians will not be able to enter or exit. We kindly ask that you plan ahead and make any necessary arrangements.

Zinsco Electrical Panel Replacement
As a reminder, the Bellefontaine Board has secured a bulk rate of $1,590 per unit with Evolution Electrical for replacing individual electrical panels. This initiative is crucial, as all Zinsco panels must be replaced to reduce fire risk and secure competitive insurance rates for the Association.
Please note that additional costs may apply for drywall removal and repair around the panel. Owners who have already completed the replacement reported an average additional cost of approximately $300, though this may vary by unit.
Scheduling Your Replacement
Evolution Electrical has provided the attached updated schedule, allowing for two (2) unit replacements per day to maintain the bulk rate. Available time slots are:
- 8:00 AM – 12:00 PM
- 12:00 PM – 4:00 PM
Slots are filling up! To secure your preferred date and time, please contact Justin Kriney at justin@evolutionsd.net. Please note that the $250 deposit due to schedule is payable via Zelle to 760-840-7760, ACH online, or check for no additional fees. Credit cards are accepted upon request with 3.5% added processing.
Deadline & Next Steps
Please ensure your panel replacement is completed within the next 75 days. Once the work is finished, email me a photo of your new electrical panel at akeefer@actionlife.com.
If you have already confirmed that your unit does not have a Zinsco panel or have already scheduled with Evolution Electrical, then you can disregard this message. Abatement & Repair Timeline for Laundry Rooms & 12th Floor Bathroom
I want to inform you about the upcoming work related to the water damage in the laundry rooms and 12th-floor bathroom. Please note the following timeline for the abatement and repair project:
Key Dates:
- Monday 1/20- Wednesday 1/22: Abatement and demo in Laundry Rooms (LR) 2-6 & 12th-floor men’s bathroom.
- Thursday 1/23 – Tuesday 1/28: Repair work in LR 2-6 and 12th-floor bathroom.
- Wednesday 1/29 – Friday 1/31: Abatement and demo in LR 7-11.
- Monday 2/3 – Thursday 2/6: Repair work in LR 7-11 and lobby ceiling tiles.
During this time, areas undergoing work will be inaccessible. If you have any laundry needs during your floor’s scheduled repairs, please use the laundry rooms on one of the open floors.
The lobby will only have ceiling tiles replaced, and no demo will be done there since ServPro confirmed that it is concrete behind the mirror. This means that lobby access will not be affected as previously anticipated – there will be no disruption to building access.
